With NAI James E. Hanson since 2016, Nicholas DePaolera’s deep experience in both the brokerage and development sectors provides him with a unique lens to better understand commercial real estate transactions. Leveraging this experience on behalf of his clients throughout the tri-state region, Nicholas is able to provide analysis on the true value of commercial real estate while simultaneously streamlining complex transactions. Nicholas boasts a dedicated team of marketing and research specialists to directly oversee all aspects of marketing, site selection, leasing and sales for each transaction.
Bolstering his unique insight into the market, Nicholas is also one of a select group of real estate specialists holding the ARGUS-Enterprise certification. This software enables Nicholas and his team to accurately project the performance of their clients’ commercial real estate assets and portfolios throughout their investment life cycles to make real-time, data-driven decisions.
Background & Experience
In addition to his work as an advisor with NAI James E. Hanson, Nicholas is a partner at D4 Properties, LLC (“D4”). D4 is a family owned full-service commercial real estate investment manager, developer and operator that targets value add opportunities in suburban markets throughout northern New Jersey. Nicholas’ responsibilities with D4 primarily include identifying acquisition opportunities and new business development. Nicholas also oversees all underwriting and marketing activities on behalf of D4.
Prior to NAI James E. Hanson and D4 Development, Nicholas served as Project Manager for Transwestern’s Construction Management Department in their Parsippany office. There he worked alongside the Director of Construction Management focusing on multi-million-dollar redevelopment/development projects in a variety of asset classes. Nicholas’ responsibilities included, cost estimating, bid-leveling, managing change orders, scheduling (permitting, inspections, final C.O. documentation) and site supervisions all through the construction process. Nicholas is deeply committed to continuing education to maintain a deep understanding of industrial and commercial construction and design activities to further enhance his advisory capabilities.
